Originally built in 1927 as a single room occupant hotel to house transient immigrant workers from Asia, the Publix had fallen on disrepair and was closed in 2003. In 2016, the Publix Hotel reopened its doors after a $24 million rehabilitation and expansion.  Uwajimaya, in conjunction with Spectrum Development Solutions, oversaw the development which includes the historic renovation of the Publix and a new six story building over the existing parking garage, resulting in 125 new apartments and nearly 12,000 square feet of ground-floor commercial space.  The project includes studio, one, two and three bedroom apartments and utilized the MFTE program offering some apartments to renters at 65-85% of AMI.   Apartment sizes range from just over 300 sf to over 1,100 sf.   Financing sources for the project included a HUD loan and Historic Tax Credits.

Miye Moriguchi is a third generation Chinese-Japanese-American, born and raised in Seattle. She attended Garfield High School and later studied Architecture at Yale University. She worked at Mithun, a local architecture firm, for over 10 years before joining Uwajimaya, her family’s business in the fall of 2012. Currently she is a project manager for The Publix development, Kai Market, as well as other special projects for Uwajimaya. She continues to live in Seattle with her husband and two young daughters.

Prior to joining Spectrum in 2014, Kiki Gram was a Project Manager with Sound Transit and an Architect at both Miller|Hull and Graham Baba. She has managed the recent development of 245 apartments including the historic renovation of the Publix Apartments and the Anthem Apartments, the first privately developed housing in the Yesler Terrace rebuild.  She has a Bachelor of Science in Architecture from the University of Virginia and obtained her Master of Architecture from the University of Washington. She is a licensed Architect and a LEED Accredited Professional and completed the UW Commercial Real Estate certificate program in 2015.
